Mortgage as a non-resident

Yes, as a non-resident of Spain you can obtain a mortgage from a Spanish bank. The conditions differ from those for residents.

How much can you borrow?

  • Non-residents: maximum 60-70% of appraised value
  • Residents: maximum 80%
  • The bank bases its lending on the appraised value (tasación), not the purchase price

Interest rates and term

  • Variable rate: Euribor + 1.5-2.5% (2026: total approximately 3.5-5%)
  • Fixed rate: 3.5-5% (2026 rates)
  • Term: maximum 20-25 years
  • Maximum age at maturity: 70-75 years

Required documents

  1. Passport and NIE number
  2. Proof of income — payslips for the last 3 months
  3. Tax returns — last 2 years
  4. Employment contract — or proof of self-employment
  5. Bank statements — last 6 months
  6. Overview of existing debts — mortgage, loans, credit cards
  7. Purchase agreement — or reservation agreement

Process

  1. Submit mortgage application (can be done digitally)
  2. Property appraisal (€300-500)
  3. Approval (2-4 weeks)
  4. Receive binding offer (FEIN)
  5. 10-day cooling-off period (legally required)
  6. Sign mortgage at the notary

Additional mortgage costs

  • Appraisal: €300-500
  • Mortgage tax (AJD): paid by the bank since 2019
  • Bank fees: usually no opening fee anymore
  • Building insurance: mandatory
