Yes, as a non-resident of Spain you can obtain a mortgage from a Spanish bank. The conditions differ from those for residents.
How much can you borrow?
- Non-residents: maximum 60-70% of appraised value
- Residents: maximum 80%
- The bank bases its lending on the appraised value (tasación), not the purchase price
Interest rates and term
- Variable rate: Euribor + 1.5-2.5% (2026: total approximately 3.5-5%)
- Fixed rate: 3.5-5% (2026 rates)
- Term: maximum 20-25 years
- Maximum age at maturity: 70-75 years
Required documents
- Passport and NIE number
- Proof of income — payslips for the last 3 months
- Tax returns — last 2 years
- Employment contract — or proof of self-employment
- Bank statements — last 6 months
- Overview of existing debts — mortgage, loans, credit cards
- Purchase agreement — or reservation agreement

Process
- Submit mortgage application (can be done digitally)

- Receive binding offer (FEIN)
- 10-day cooling-off period (legally required)
- Sign mortgage at the notary

- Mortgage tax (AJD): paid by the bank since 2019
