Costs new build vs resale
Additional costs when purchasing property in Spain amount to 10-15% of the purchase price, depending on whether it's a new build or resale.
New build taxes
IVA (VAT) — 10%
For new builds, you pay 10% IVA (Impuesto sobre el Valor Añadido) on the purchase price.
Example: purchase price €250,000 → IVA = €25,000
AJD (stamp duty) — 1.2-1.5%
Additionally, you pay AJD (Actos Jurídicos Documentados). The percentage varies by region:
- Valencia/Alicante: 1.5%
- Murcia: 1.5%
- Andalusia: 1.2%
Example: purchase price €250,000 in Alicante → AJD = €3,750
Resale taxes
ITP (transfer tax) — 7-10%
For resale properties, you pay ITP (Impuesto de Transmisiones Patrimoniales):
- Valencia: 10%
- Murcia: 8%
- Andalusia: 7%
Other costs
Notary — €600-1,200
The notary prepares the deed of sale (escritura) and handles the official signing.
Land registry — €400-700
Registration of the property at the Registro de la Propiedad.
Lawyer — 1-1.5% (min. €1,500)
A lawyer verifies the legal status, reviews contracts, and guides the transaction.
