The character is entirely residential and seasonal, with a strong year-round owner presence growing as the resort matures. Because it sits on elevated ground facing south-east, properties here receive direct sea views over the golf course toward the coast — something the flat urbanisations closer to Campoamor beach cannot offer from the same price bracket. Day-to-day life depends entirely on a car; the resort has a clubhouse and limited on-site facilities but is not self-contained for shopping, healthcare or schooling.

On-site amenities are limited to the Las Colinas Golf clubhouse, a spa and pool facilities within the resort.
